The land purchase option for the 41.5 acre south parcel expires next summer. The current price is $9.96 million. What are the typical options?

Lease-Revenue Bonds
CSD/El Dorado County issues lease bonds, using future ground lease payments and the hotel's transient occupancy tax (TOT) revenue to back the bonds. The funds raised from issuing the bonds are used upfront to finance the land purchase and construction of the golf course and public amenities. The hotel is privately financed.

By using TOT and lease payments, the financing structure is directly tied to the economic success of the golf course and associated tourism, aligning incentives.
Since lease bonds do not typically require voter approval, the process can be more streamlined, allowing the project to move forward more quickly.

In addition to the golf course, the hotel project would bring a series of amenities including tennis & pickleball courts, seating and walking areas, a wellness-focused day spa, a contemporary bar and grill with a patio overlooking the course, beautiful rows of vineyards supported by El Dorado County's over 70 vineyards, and ample indoor-outdoor event space that could accommodate up to 400 for a wedding or local business conference.​​

The El Dorado Hills golf course has been a significant part of my life for as long as I can remember. On my 10th birthday, my dad surprised me with my very first set of golf clubs. We weren't the best golfers out there, but our time on the course was never about being the best. It was about spending time together and having fun. We both felt a huge sense of pride every time we drove over the hill and saw that beautiful green gateway into our community.
Restoring the El Dorado Hills golf course is about more than just reviving a piece of land. It's about preserving a place where families can come together, where friendships can be forged, and where memories can be made. We want to create a space where children can receive their first set of golf clubs and feel the same excitement I did, where parents can bond with their kids over a shared activity, and where everyone in the community can find a sense of pride and belonging.
By restoring and improving the El Dorado Hills golf course, we hope to honor the past while building a brighter future. This course has given us so much, and now it's our turn to give back. We are committed to ensuring that it remains a beloved part of the community for many years to come, a place where families can create their own stories and forge their own connections, just like my dad and I did.
